What's included in an Melbourne House Inspection report?
Our home inspection reports are done at a high level of detail and include:

Interior of the Building

Ceilings - Sagging, Cracking, Defective lining, Nails popping, Lath and plaster damage, Fibrous plaster scrimming/grouting/strapping, dampness & damp damage.
Walls - Cracking, bulging, Defective lining, Dampness & damp damage, Distortion, drummy plaster, Nails popping.
Timber & Concrete floors - Damage, decay, Out of Level, Dampness & damp damage, Floor movement such as spring & bounce, Cracking, surface damage.
Timber & Metal framed windows - Putty, Cracked glass, Sash operation, fittings and hardware, water staining, Decayiny frames and sashes, Glazing seals, water staining and corrosion.
Doors and Frames - Binding doors, Defective door hardware, Corroded or decaying frames, Damage, Out of square frames, badly fitting doors.
Kitchen - Bench top, Cupboards, Sinks & taps, Tiles, Sealants to wet area's, Leaking plumbing.
Bathrooms & W.C - Cistern & Pan, Bidet, Taps, Tiles, Bath, Shower, Vanity, Washbasin, Ventilation.
Laundry - Taps, Tubs/Cabinet, Tiles, Ventilation.
Stairs - Stringer, Handrails/Balusters, Newel posts, Treads & risers.

Exterior of the Building

Examples of home inspection considerations include; Structural integrity, State of damp proof course and flashings, Cracking, Dry rot etc..
Walls - Lintels, External cladding, Doors & windows.
Timber or Steel frames and Structures - Structural Integrity etc.
Chimneys - Flashings, Verticality, Deterioration.
Stairs - Structural integrity, Safety issues.
Balconies, Verandahs, patios, decks, suspended concrete floors, balustrades - Structural integrity etc.

Services - Gas & Water meter leaks, Exposed electrical services, Meter box etc. Roof Exterior

Examples of house inspection considerations include; Cracked & broken items, loose items, decay, corrrosion etc.
Roof Tiles, Roof Iron, Flashings, Skylights, Vents & flues, Valley gutters, Gutters, Downpipes, Eaves, Fascias and Barges.

Roof Space

Examples of home inspection considerations include; Physical damage, Deterioration, Inappropriate modification, Structural integrity, Electrical wiring. Approximately 40% of Major Structural defects we record are found in the roof space.
Roof covering - Cracked tiles, loose or cracked roof mortar, leaking flashings etc.
Roof Framing - Cracked struts, missing bracing, bowed underpurlins etc.
Sarking & Insulation - Integrity.
Fire walls - Integrity as per the requirements set out in the Building Code of Australia.

Sub-Floor Space

Examples of house inspection considerations include; Deflection of bearers or joists, Cracking, spalling or rusting to concrete stumps, Structural integrity of masonry piers, Rising damp and dry rot to timber stumps, Plumbing leaks, Electrical wiring, Moisture levels etc.. Approximately 70% of Major structural defects we record are found in the sub-floor space.
Timber floor - Supports, Underside of floor, Ventilation, drainage etc.
Suspended concrete floors - concrete cancer, General deterioration.
Floor Structure - Floor bearers and joists, Stumps, masonry piers, plumbing, electrical, termites and wood borer, bracing requirements etc.

The Site

Car Accomodation, detached laundry, abolution facilities & Garden sheds - Inspection area's include area's described above for primary residence.
Retaining Walls - Structural integrity
Paths, Driveways & Steps - Subsidence, Integrity, trip hazard.
Fencing - General fencing and Swimming pool fencing - Inappropriate loading
Surface Water - Drainage effectiveness.
